I would like to start by Wishing a very Merry Christmas and a Happy New Year to all of our friends, family & customers over the last 42 years!
We are coming off of a great year in real estate! Prices have held pretty steadily and the New Year is looking good. We are facing some
increasing interest rates due to the Fed raising rates so far and anticipating minor further increases this year. Something we need to
remember is that these increasing rates could have an impact on housing affordability and therefore some potential price softness in
the markets. So far in December we are showing a season low of 69 homes for sale in Coto as of 12/16. This may be somewhat low as
a historical perspective but I am anticipating inventories to increase to the 120 mark+/- by the first of February as the spring market begins
to blossom! Looking forward to another great year! Wishing you the very best in this coming year…

Number of Sales: 218
Median Sales Price: $1,075,000
Average Sales Price: $1,275,256
CDOM( Avg Consecutive Days on Mkt): 127
The days on the market in 2015 were skewed somewhat by homes that came on the market that were priced too high!
A more traditional DOM should be 60-90 day range.

Prepare for EL NINO Now!
The current El Nino has yet to pack a punch! Forecasters from the National Oceanic and Atmospheric Administration (NOAA) are still predicting with near certainty that this El Nino will last through the winter and will be the strongest since the 1997-98 El Nino and possibly the third strongest since 1950. The 1997-98 event sparked widespread storms and flooding that caused more than $4 billion in damage and killed 189 people nationwide.
Don’t wait for the rains to damage your home…If you wait then you will be in line with thousands of other homeowners needing the same kind of services and you’ll have to deal with the resultant damages…have a roofer come out to do a “tune up” on your roof.
